Position Summary


Trammell Crow Residential seeks a Lead Superintendent who will oversee the supervision, organization, planning and scheduling of the physical execution of the work and leadership of the field.

Primary Responsibilities


  • Maintains professional and productive relationships to assist in monitoring quality of work performed and safety of the jobsite
  • Oversees job costs and takes necessary action to minimize expenses and/or maximize profits while maintaining quality; understands all contract documents and scopes of work
  • Participates in pre-construction meetings to establish plan for smooth transition from estimating/project management to the field
  • Upholds the legal and regulatory requirements of the city, state, and federal governments
  • Reads blueprints and has a general knowledge of the operation of various machinery, tools and materials
  • Develops and implements appropriate portions of the jobsite quality plan
  • Collaborates with project manager to obtain all required permits, establish the requirements, and procure temporary construction services
  • Reviews performance and costs of all project operations and implements pre-construction checklist
  • Solicits and negotiates bids for miscellaneous sections of work by estimating and working with project manager
  • Examines all construction drawings and specifications for constructability
  • Schedules and leads pre-construction meetings with subcontractors/suppliers
  • Works with the project manager on the delivery of materials and equipment
  • Manages the necessary security for the project and daily progress documentation of progress
  • Coordinates, directs, and schedules all test and inspection activities of agencies and governmental authorities
  • Manages project schedule, subcontractors’ specialty schedules, short interval schedule, etc. as required to guide construction to a successful completion; manage and mentor onsite personnel

Desired Skills & Experience


  • 7+ years of construction experience
  • 3+ years of multi-family construction experience preferred
  • Knowledge of construction procedures, building codes, construction procedures, materials and schedule practices
  • Ability to accommodate changing priorities and manage expectations accordingly
  • Exceptional and consistently positive communication and interpersonal skills with internal and external partners
  • Knowledge of federal, state and local codes for ADA, FHA, Waterproof
