Assistant Manager, Pre-Construction

Position Summary

Trammell Crow Residential seeks a Pre-Construction Assistant Manager in Atlanta, GA. This role provides cost estimates, preliminary construction schedules, identifies and assesses risk, and clarifies major assumptions made in preparing estimates. This position can serve as an introduction to project management or a continuation into pre-construction services positions of Pre-Construction Manager, and Director of Pre-Construction.

Primary Responsibilites

  • Prepare construction estimates including quantity surveys, scope descriptions, pricing, preparation and distribution of bid packages, bid receipt, bid analysis, and review of estimated costs with Director of Preconstruction
  • Assist Project Management team with the award of trade packages when necessary
  • Coordinate construction estimates with accounting cost codes for seamless transition from construction to accounting
  • Maintain regional “Commodity Tracker” quarterly for material trends affecting construction costs
  • Manage positive subcontractor and vendor relationships by seeking qualified and quality-oriented subcontractors to perform work
  • Utilize historical cost database to create and check cost estimates
  • Collaborate with the Development Managers to stay abreast of current standards
  • Collaborate with Project Management team to assist in the review of subcontractor and vendor scopes to identify any errors, omissions, and double-ups with other trades
  • Attend seminars and meetings as requested
  • Support company guidelines and policies; represents company in a professional and ethical manner

Desired Skills & Experience

  • Bachelor’s degree or 2-year Technical School Certification required
  • Minimum 1-2 years of relevant experience required
  • Proficient in Microsoft Outlook and Excel; candidate must be able to learn construction industry software (Timberline Estimating, Plan Swift, BIM/Revit related software, and solicitation software)
  • Highly knowledgeable in the materials, methods, and costs related to multi-family construction and staying abreast of trends in costs, technologies and materials
  • Ability to analyze and interpret business periodicals, construction documents, and specifications
  • Ability to write reports and business correspondence
  • Ability to work with mathematical concepts such as volume, area, ratios, geometry, algebra and probability; ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
  • Highly motivated, focused, and able to work with minimal supervision; always prompt and prepared
