Vice President, Pre-Construction

Position Summary

The Vice President of Pre-Construction is responsible for supporting the design, development and construction operations of all construction projects by developing and managing all types of documentation, estimating, analyzing and managing costs, as well as communicating expectations of actual results.

Primary Responsibilities

  • Interviews, hires, trains and supervises construction Associates
  • Manages and controls construction administration and costs, monitors the pricing analysis for all projects
  • Ensures planned projects are properly documented in plans, specifications, budgets, contracts, and purchase orders in advance of commencing construction; then monitors and documents performance according to plan
  • Acts as a liaison between the President and Project Managers
  • Supports the President in any meetings with Development, National, and Corporate Support groups
  • Works with President of Construction in preparation and negotiation of all construction and subcontract agreements
  • Reviews and approves the monthly progress and construction status report, ensures schedule compliance for projects
  • Monitors the RFI, Change Order, Submittal, and Buy-Out Logs
  • Ensures all permits are valid and on file
  • Approves all bank draws with the President of Construction
  • Provides feedback on all value engineering issues and alternatives
  • Monitors Safety, Quality, and National Standards programs
  • Complies with all Company National Standards, applicable health and safety regulations, as well as applicable laws

Desired Skills & Experience

  • Bachelor’s degree in construction management or related field required
  • A minimum of 8 years experience in field construction administration and/or estimating is required
  • A minimum of 6 years of managerial experience is required
  • Working knowledge of Microsoft Outlook, Word and Excel, Procore and Bluebeam
  • Knowledge of construction procedures, building codes, estimating and scheduling practices
  • Ability to read and comprehend financial statements and budgets
  • Must be a strategic visionary with sound technical skills, analytical ability, good judgment, and strong operational focus
  • Must be energetic, forward-thinking and creative with high ethical standards
  • Excellent customer service and interpersonal skills
  • Some travel may be required
