Position Summary
Trammell Crow Residential seeks a Pre-Construction Assistant Project Manager in Dallas, TX. This role helps provide cost estimates, identifies and assesses risk, and clarifies major assumptions made in preparing budgets for the North Texas, Arizona, Denver and Pacific Northwest markets. This position can serve as an introduction to project management or a continuation into pre-construction service positions of Pre-Construction Manager, and Director of Pre-Construction.
Primary Responsibilities
- Preparation and distribution of bid packages, bid receipt and bid analysis
- Review estimated costs with Preconstruction team
- Utilize and maintain Bluebeam Studio sessions for project plan reviews
- Maintain database of historical pricing of materials and trades
- Attend design meetings to aid in the development of the drawings
- Manage positive subcontractor and vendor relationships by seeking qualified and quality-oriented subcontractors to perform work
- Utilize historical cost database to create and check cost estimates
- Collaborate with the Development Managers to stay abreast of current design standards
- Collaborate with Project Management team to assist in the review of subcontractor and vendor scopes to identify any errors and omissions
- Organize and track key design changes during preconstruction
- Schedule and visit general contractors’ and other competitors’ projects
- Attend seminars and meetings as requested
Desired Skills & Experience
- Bachelor’s degree required
- 2+ years experience as a Project Engineer or Assistant Project Manager with a multifamily or commercial construction contractor
- Proficient in Microsoft Outlook and Excel
- Candidate must have experience with or be able to learn construction industry software (Timberline Estimating, On Screen Takeoff, Box and Procore)
- Knowledgeable in the materials, methods, and costs related to multi-family construction and staying abreast of trends in costs, technologies and materials
- Ability to analyze and interpret business periodicals, construction documents, and specifications
- Ability to write reports and business correspondence
- Highly motivated, focused, and able to work various departments in a productive manner; always prompt and prepared
